Environmental Services

GeoTek's experienced staff of environmental specialists can conduct a variety of services as part of your due diligence. GeoTek's wide range of environmental services are devised to provide you with the information you need to make informed decisions regarding the purchase, sale, lease, development, and upkeep of your properties. GeoTek's environmental personnel have extensive experience in all aspects of environmental assessments on property throughout much of the United States.

Phase I ESA

GeoTek conducts Phase I Environmental Site Assessments (ESAs) in general accordance with the American Society and Materials (ASTM) E1527 standard. Additional attention can be given to special needs of our clients and their lenders. The scope of the Phase I ESA general includes the following elements:

  • Historical Use Investigation Examining historical records (aerial photographs, fire insurance maps, city directories, land titles, and building permits) to determine past uses of the property and adjacent properties.
  • Regulatory Database Search Reviewing federal, state, tribal, and local environmental records to check for any past or current environmental concerns (e.g., hazardous waste sites, underground storage tanks, Superfund sites).
  • Previous Reports Evaluating any prior environmental reports, such as past ESAs or remediation documents.
  • Visual Inspection A walk-through of the property to observe potential contamination sources, such as: Aboveground or underground storage tanks (ASTs/USTs), Staining, distressed vegetation, or evidence of spills, presence of hazardeous materials or waste storage, drains, sumps, pits, or any unusual conditions.
  • Interviews Gathering information about site history, operations, and environmental concerns. Consulting fire departments, environmental agencies, or local health departments for any recorded environmental violations or hazardous material incidents.

Phase II ESA

A Phase II ESA investigation involves the assessment of a potentially contaminated site, which may include the collection of soil, water, (surface/groundwater) or air sample. The contaminant(s) of concern varies greatly, so the scope of work for a Phase II will vary on a case-by-case basis. GeoTek will perform an initial Phase II ESA to identify the presence of absence of contaminants, which may represent potential impact to soil and/or groundwater. If necessary, a more detailed site assessment will be conducted to characterize the extent impacted soil or groundwater.

Site Remediation

If soil and/or groundwater have been impacted on your property, requiring remedial activities, GeoTek can design and implement necessary site remediation programs to address these impacts. The design phase will include consultation with the local environmental regulatory agency and obtaining their consent and agreement for remediation activities.

National Environmental Policy Act

GeoTek can perform National Environmental Policy Act (NEPA) Assessments if required by Federal or State regulatory agencies, such as EPA, Bureau of Land Management (BLM), Federal Communications Commission (FCC), Housing and Urban Development (HUD), and more. The NEPA assessment includes 10-point study including research and field investigation into:

  • Wilderness Areas
  • Wildlife Areas
  • Threatened or Endangered Species
  • Critical Habitats
  • Historic Districts, Buildings, Sites, Structures, or Objects Records Review
  • Native American Religious Sites
  • Flood Plains Records Review
  • Impact on Surface Features
  • Zoning & Lighting
  • Radio Frequency Radiation

Depending on the findings of the initial assessment, a more detailed Environmental Assessment (EA) may be necessary for any or all ofthe items investigated.

Hazardous Materials

Facilities that utilize or store any type of hazardous material are required to report the information to local Department of Environmental Health in the form of Hazardous Materials Questionnaire. The approved Hazardous Materials Questionnaire is required to proceed with obtaining building permits, which GeoTek can complete and submit for the client.
